Consultant Selection:


Develop "short-lists" of consultants, based on reputation, specialty, and due-diligence reference review; this includes architects and engineers.

Develop and distribute RFP for consultants.

Accept questions during bid process, provide written response to questions.

Review contractor bid packages, develop comparative matrix with ranking and recommendations for contractor selection.

Select consultants based on best price and most qualified to complete the project successfully.

Prepare contracts for owner signature.

Coordinate contract review and acceptance by all parties.

Develop schedules of consultant deliverables.

Review consultant invoices and authorize for payment.

Provide "constructability" review of design.



Site Selection:


Review and compare potential sites for the project.

Develop site matrix and select the best site for the project.

Coordinate recommendation with owner for mutual agreement.



Lease Review:


Work with Owner and Owner's Attorney to review facility issues in leases.

Negotiate with landlord on facility issues and lease.

Coordinate consultant and contractor contracts to assure coordination with lease provisions.



Contractor Selection:


Select bidders and coordinate bid process.

Develop "short-lists" of contractors, based on reputation, specialty, and due-diligence reference review.

Develop and distribute RFP for contractors.

Accept questions during bid process, coordinate written response to contractor questions.

Review fee proposals, develop comparative matrix with ranking and recommendations for contractors.

Select contractor based on best price and most qualified to complete the project successfully.

Prepare contracts for owner signature.

Budget Analysis and Control:


Establish initial project budget for all consultant services.

Work with Owner and consultants to verify project budget at agreed-upon project benchmarks (examples: Schematic Design, Design Development, 50% Construction Documents, 100% Construction Documents, construction draw phases).

Work with Owner and consultants to reduce scope and/or value engineer project as required to keep project within agreed-upon budget.



Schedule Analysis and Control:


Work with Owner and consultants to establish initial project schedule.

Work with Owner and consultants to verify project schedule at agreed-upon project benchmarks (example: Schematic Design, Design Development, 50% Construction Documents, 100% Construction Documents, Construction Schedule Milestone- site preparation, water tight, rough in, finish and close out).

Work with Owner and consultants to establish finalize initial project schedule.

Work with Owner and consultants to verify project schedule at agreed-upon project benchmarks (example: Schematic Design, Design Development, 50% Construction Documents, 100% Construction Documents, and on a weekly basis during construction).

Work with Owner and consultants to reduce scope and/or value engineer project as required to keep project within agreed-upon schedule.



Furniture and Equipment Procurement:


Work with Owner to establish optimal procedure for selecting furniture.

Develop "short-lists" of manufacturers and vendors, based on reputation, specialty, and due-diligence reference review.

Develop and distribute RFP for suppliers.

Accept questions during bid process from manufacturers and vendors, coordinate written response to questions.

Review fee proposals, develop comparative matrix with ranking and recommendations.

Work with Owner to prepare contracts.

Coordinate delivery and installation.

Coordinate punchlist.

Work with manufacturers and vendors to assure completion of punchlist items.

Review applications for payment from manufacturers and vendors.

Program manage design and coordinate with consultants so project plans are integrated with furniture layout and laboratory or building floor plan.



Close Out of Project:


Review closeout documentation from contractor.

Check warranties, guarantees, and service contracts.

Review shop drawings, cuts, and operating manual file.

Review final lien waivers and affidavits.

Review final pay request and approve payments.

Expedite final punch list activities.

Assist in obtaining certificate of occupancy.

Assist in establishing dates of Substantial and Final Completion.

Assist in the purchase, delivery and installation of furniture and equipment.
